I live in a unit like these in the South of Fifth neighborhood and am particularly aware of how the pricing and value of these units changes over time. Now that most of the buildings are 20 years old or more (Icon is just 18), and the luster of newness has worn a bit, I value each them for different reasons.

Starting from 5th and Alton the Icon unit 3008 is on the market for $1,049,000. It is the bargain price in the group, selling for half to a quarter of the price of some of the other similar sized units.  Spectacular views from a very high floor in a chic building made even more desirable from its Pool deck and restaurant upgrade.

The next building on Alton Road is the Murano Grande and a waterfront Townhouse is available there. A 2-level unit with a spectacular view of the Bay-walk, Marina, and Miami skyline beyond. It provides the sense of living in a small house with the amenities of a big building.

Further down to South Pointe Drive is the Murano at Portofino where 2 units are currently available on high floors.  Both boast spectacular views of the Bay and Ocean and the Lower Penthouse unit has also been completely remodeled. The buzz around Murano is the newly opened Beach Club with Pool and Restaurant for residents and it impressive amenity package paired with its smaller resident count.

Heading down South Pointe Drive to the Ocean the Portofino Tower is also offering 2 units for sale.  This is the oldest of the buildings being looked at, but it did a makeover a few years ago creating a dramatic new lobby and outdoor spaces keeping it a valued destination.

Finally the Continuum at 100 S Pointe Drive is the largest of the units being looked at and the most expensive. Sitting at the tip of South Beach on 12 oceanfront acres of resort-style living that include full beach service, 2 Lagoon pools, 3 Tennis Courts, a restaurant, fitness center, spa, concierge, valet, and security.
